House Hunting and Tips (Part 3)

Last part of house hunting..lama juga peram entry ni dlm draft..maklumlaa...bg laluan tuan rumah pegi honeymoon 5hari 4mlm di langkawi. ngehngehngeh...

ok...selepas berkali2 our document kena reject...
Sampai 2 kali sign S&P... now bank da release sume duit ke developer.
Supposely..bley la trus amik kunci kan? tapi....tapi..... we are late! lambat uruskn loan bank... around 80hari.
So, kena la byr penalti.. around rm4k! what the hell sungguh ok. da la baru lepas kenduri...tetiba...ada unexpected gini plak. Ya Allah..sedih giler kot.

Tapi.... the developer kind enough suruh kitaorg appeal. instead of byr 10% late charges per day....dia suruh appeal guna bank interest rate..which is 4.6% jer. Alhamdulillah...seminggu lepas tu...diorg approve.. and we all proceed byr rm2k+ jer... trus byr je la.... i malas da nk serabut2 nk fikir rugi ke ape. i just anggap ni adalah bahagian kitaorg..dugaan kitaorg. itu la..tak prepare dgn knowledge habis habisan.

Finally....20 Mac 2012... we all da dpt kunci. and surat bank pon da smpai yer. bln ni da start byr okeh. pitam. hahahaha. but now...tak de ape progress lg. tgh tggu syabas dtg psg meter air. slow2 proceed. Just nak tambah grill, and lampu kipas jer. then..hopefully...walau bagaimana cara sekalipon.... hujung bln 4 da kena pindah masuk. We cant afford to byr rumah sewa Mr. N kt danau kota and my apartment rent anymore. sbb da ada comitment rumah sendiri kan.


So..here nak share some tips with uolls yg innocent mcm I ni.
Ala2 mcm.. Tips Buying a house for Dummies. kihkihkih

1) make sure u familiar with term S&P, BLR, GMTA and everything la kan. so, takde la zero knowledge sgt. and revise back ur financial. make sure report CCRIS cantik jer... baru proceed with everything.

2) Utk jimatkn masa uruskn loan...mcm kes we all, agent just fill up form..instead of sign S&P siap2. I pon tak bape sure..tp i dok google2...mostly...da sign S&P...baru bw S&P pegi bank..and proceed with loan application. (kt sini yg kami salah...sbb agent isi nama Mr. N sorg as purchaser dlm form tu - so, bank ikut details dlm form tu, padahal after that baru sign S&P ada 2 nama) so, kalo form yg 1st agent isi tu, da siap2 letak nama i...maybe takde la issue ni drag smpai 7 bulan!

3) Make sure.... u know every single details what kind of document yg uoll sign. including la S&P bagai tu. check nama and everything. kalo dlm S&P...firstly kena amik tahu, Balance Purchase Price shall be paid by purchaser to the vendor within ....dotdotdot. (selalunya...diorg bg 3 bln plus 1 bln). bermakna...bank kena releaskn duit dlm tempoh 3 bln. if LAMBAT..or terlebih masa...itu yg kena penalti. and bahagian penalti selalunye... Purchaser shall pay to the Vendor interest on the unpaid amount at the rate of ten per centum (10%) per annum on a daily basis commencing from the date blablabla... see...10% daily...ni ikut developer..ada yg bg 8% jer. ok... 2 section tu..wajib tgk dgn mata sendiri, baca dan faham! masa sign S&P with lawyer ke...or kerani kt law firm tu ke...make sure u all tanya! utk avoid mcm kes kitaorg ni. mostly lawyer ni...buat tak tahu je..dia call suruh dtg sign..pastu diam bisu je dpn tu, expect we all know everything.. first S&P yg we all sign..mmg 3 bln...tp 2nd S&P..developer just bg masa sebulan je.. WTH! sebulan je ok! and we miss that part!. :(

4) Call and rush the lawyer..the bank, biar ar muka jadi tebal ke ape.. once u da sign S&P.....mmg kena rush diorg ni. tak payah nk tggu update...tak pyh nak dgr sgt ckp diorg ni yg diorg akan update in a week ke ape.. penipu and pendusta je diorg tu. selagi kita tak rush diorg..diorg pon buat keje sambil lewa je. wth kalo amik masa smpai 2mggu just for stamping the bloodyhell S&P? mengarut ok. maximum u can wait..seminggu je ok. lebih dari tu, bullshit sume tu.. sbb u all yg akan bear all the penalti cost. not the bank either the lawyer.

ok...i rasa 4 tips tu je kot u all kena buat....utk make sure tak kena penalti. uruskn cpt2. mmg diri kita kena jadi proaktif skit..tak bley tggu je fon call ape. Lesson learned da... lepas ni... i nak beli 2nd property..jgn harap jadi kes mcm ni lg. bukan senang ok nak beli rumah. seriously.. bley kena darah tinggi. rasa nak marahhhh jer! Setiap org...masing2 ada pengalaman tersendiri. this is our part. yg beli rumah yg da siap direct dari developer. i dengar..if beli dari owner rumah..lain plak ragamnye.

If uolls beli direct dari developer...masa tgh showcase ke ape tu... lg untung sbnrnye. Rumah masa tu baru nk naik.. harga mmg confirm murah la...harga pembukaan kan. lepas tu, lawyer fee (S&P) developer yg absorb. best tuuu... kitaorg kena byr lawyer fee sendiri ye....utk S&P tu, dlm rm2k+. pastu tambah lg rm700 bila tukar S&P jadi satu nama. And, part fee lawyer bank plak..... uoll bley include fee lawyer tu dlm loan skali. make sure amik GMTA - insurance rumah. and if you are buying ur first house less then 350k kot..bley dpt 50% discount on stamp duty lhdn! ni pon make sure amik tahu..if korang buat bodo jer...berkemungkinan lawyer leh buta2 je tipu ye....

Hope this entry will be beneficial to others people. Seriously... we all beli rumah ni dgn zero knowledge. tak de pengalaman... and tak bnyk google and ask around. so, terima je la kan... hiihihi..

Lepas 7 bulan...nah....rumput pon bukan main galak lg dia meninggi.
