House Hunting (Part 2)

Size: 20x70
Harga: 250k
Booking fee 2% : 5k
Location: Cyberjaya. 5min je pegi office I. hihi

ok....da proceed with payment 5k. We all buat bank draft and byr atas nama agent. He proceed fill up the form..and submit our application to bank. ada 3 bank dia submitkan... Maybank, CIMB, RHB. so, dlm masa seminggu..we all tggu fon call dari bank..utk submit details lain...mcm slip gaji, EA form..and anything yg  bley tunjukkn we all ada strong financial. Dlm masa seminggu je..kitaorg mmg da submit ke semua bank.. and tggu result. We all proceed guna satu nama je as peminjam...which is Mr. N. masa tu..dia tak de ape2 comitment lg...tak de beli kereta or motor... tapi ada buat ASB loan, and credit card je. Pihak bank akan tgk laporan CCRIS (central credit reference information system). which is..kalo ada late payment..akan effect laporan CCRIS..and mmg akan effect result bank nk approve loan ke tak. Alhamdulillah..Mr. N mmg tak de masalah berkaitan CCRIS. dia mmg jaga every details payment dia.. sbb dia da buat research bagai. 

dlm 2 minggu juga...baru dpt result. 1st bank yg approve adalah CIMB. sng giler ok CIMB approve. tak bnyk tanya/call/refer back to us. BLR rate now adalah 6.6%. so...sume bank guna BLR rate yg sama... tp depend on bank nk bagi bank interest rate bape. in our case.. CIMB bg (-2.00%) jer. means.. BLR tolak interest bank....so, baki adalah 4.6% on our interest. ok la...sbb tanak tggu lama..we all trus accept offer CIMB. lg pon guna nama Mr. N je da lepas...no need to combine loan dgn I. Keesokan harinya..baru RHB bgtau result....with bank interest rate (-2.02%). wahh... rugi 0.02% kt situ yer... tapi tak pe la..pejam mata je la. 



Then..bila da dpt tau bank da approve loan.. baru kitaorg proceed buat S&P (sale and purchase) agreement. Masa ni..sgt excited...mmg dlm S&P nak letak nama kami berdua. rasa mcm tak de ape halangan je...so, we all proceed letak 2 nama dlm S&P, tp 1 nama je as peminjam. Both of us da selamat sign S&P on 2 Oct 2012. after da siap stamping and everything...2 week after that..kena byr trus 8% downpayment rumah... which is...lg 20k yer. before ni da byr 2% as booking fee. So, proceed je la byr 20k. again...we all buat bank draft. gilo ape nk byr pakai cash kan. 

Awal bln 12
Then...we all proceed jumpa dgn lawyer bank plak. Before ni..lawyer lain yg uruskn S&P dgn developer. So, sign everything...ntah bape bnyk pages yg kena initial...then, lawyer bank submit to bank all documents. Tetiba kan....tetiba.......our document kena reject! Sbb S&P ada 2 nama....tapi dlm offer letter bank ada 1 nama pemimjan and 1 nama pembeli je. So, ok.....lawyer suruh bank buat offer letter baru..utk letak 2 nama pembeli..tp 1 nama peminjam.. Surprisely...tetiba bank ckp....if letak 2 nama pembeli...tapi 1 je nama peminjam...they cannot approve our loan. sbb we all not married yet! OMG! ada 2 option je masa tu.. sama ada...masukkn nama i sebagai peminjam (combine loan) atau....tukar S&P jadi 1 nama je..which is Mr. N sorg sebagai pembeli/owner rumah. of cos..we go for option 2. tukar S&P trus. wuwuwuuw.. kena tambah lg rm700 ye! dang! 

Pertengahan bln 12
Masa tu da pertengahan bln 12, so, Mr. N sign second S&P on 10 Dec 2012. serabut ok...da la nk kawen...rumah tak setel lg. pasal rumah saje.....da bape kali kami gaduh. ni bukan stok gaduh2 manja yer...ni stok smpai berperang dunia..rasa nk campak bom atom sume da ok! HORIBLE! luckily both of us still stick together..takde la smpai nk call off wedding sume kan.. hihi

On final week of Dec...we all sign blk document dgn lawyer bank...not exactly remember the date..tp masa tu..tgh berlangsungnye big bad wolf tu. This time..i sampai malas..nk ikut Mr. N uruskn psl rumah da. and guess what..... a week after that...bank reject lg our document. Sebab.... yg sebenarnya...bank da approve offer letter letak 2 nama owner/pembeli dgn 1 je nama peminjam. wehhh... what the hell sume ni kan??? kalo ko da approve awal2...apesal tak bgtau! no need la we all tukar S&P..and tambah lg rm700. bloodyhell betul. seriously...marah sgt2 ok! the bank..and the lawyer sume bongok. mcm mana tah comunication diorg! bodoh bertingkat2 ok!. haaa... kan da maki sume. hihihi

So, ok la....takkn nk tukar lg S&P kan? tu keje gila namanya. So, just suruh bank kuarkn offer letter baru...letak 1 nama je sume. pap..pap..pap.....da smpai masuk Januari 2013.... lawyer call lg.... document kena sign lg. means kena reject lg? bloodyshit betul ok. mmg masa tu..anggap je dugaan nak kawen. hahaha. ni pon satu hal...there is no comunication between bank and lawyer ok! seriously..piss me off. Diorg kena submit guna new form yg dikeluarkn bank negara. sbb now, loan tu approve on 2013....so, document lama yg sign 2012..da tak bley guna lg. weihhh.. hangin ok. buang masa. buang tenaga!

Da la ngan cuti raya cina and all that. tp manage to settle before kitaorg kawen 15 Feb 2013. after 2 week kawen kot.... baru la bank release duit to developer. Alhamdulillah..its about time.....Tapi.......ada lg ok masalah. haishh.. bertimpa2 ok. sambung lg next entry la yer. penat da ni taip...dgn rasa marah nye lagi...sebab dok teringat kisah tak best kan?? hihihi


Oh..additionally....masa tu, we all da dpt duit kwsp..akaun ke2. cpt je proses ni ok.. dlm 2 mggu da dpt duit. Tapi.. hal rumah tak setel2 lg. haishhh.
